Fire Safety Message to Treetops Owners

 

It is in the best interest of owners and the Condo Corporation that Smoke & Carbon Monoxide Detectors are compliant and in good operation. The Board wants to ensure that your detectors work to quickly alert you about any fire for your safety and to be complying with the Condo Corporation’s and your own fire insurance policies.

 

Failure by any owner to ensure these detectors properly work may increase the risk of severe injury or loss of life for one or more of our owners if any fire occurs. It may also impact our insurance coverage.

 

Smoke & Carbon Monoxide Detectors are the responsibility of each owner.

 

To bring attention to the importance of these life saving devices, the Condo Corporation is sharing the following critical information for your immediate action:

 

1) Each detector has an operational life of a maximum of 10 years as noted on your device. The date is typically found on the front or side of the device. If you are unable to find this label, you must replace the one you have.

 

2) Each detector must be tested in accordance with the manufacturer’s specifications

 

3) Owners must replace the battery in accordance with the manufacturer’s specifications, or at least annually, unless it uses lithium batteries. Units that contain lithium batteries are designed to last for the duration of the unit, which is typically about 10 years. Please verify each unit’s specified lifespan.

 

4) If your device fails to function correctly, you must immediately replace it with a new one – either by yourself or contact a trade to assist you. Some signs that the device has stopped working correctly include intermittent beeping or chirping, flashing or intermittent blinking light in the device, or if the device audibly says there is an issue.

 

5) Some devices are hard wired and are equipped with a battery back-up. The battery should be replaced at least annually (unless the unit is equipped with a lithium battery which are designed to last for the duration of the unit).

 

Owners are responsible for the maintenance of their detectors.

 

6) The Corporation has arranged for a third-party vendor inspection to verify that owners’ detectors are installed in the correct location and are working correctly. The vendor will test each device and make note of any deficiencies. Owners are not obligated to use the company testing to address any deficiencies, but may do so if they wish to, at their own expense.

 

If you have smoke and/or carbon monoxide detectors that are not working correctly as determined by the verification inspection, you will need to rectify each detector within two weeks. The Board requires that owners provide a confirmation email that you corrected the noted deficiencies.

 

Please take the time to check each detector and make sure they are in working order before we start the inspections scheduled for the spring.

 

AD Richmond are scheduled to attend Saturday April 20th and Saturday April 27th to inspect all units. Management will provide owners with a list of any deficiencies found at the conclusion of the inspections.
